The Campus at Larges Lane was a disused and under-invested playing field with untapped potential. We secured the site on a 50-year lease and committed to a long-term vision to transform it into a top-tier sports facility. With over £2 million already invested in pitches, storage, and groundworks — and a further £1 million pavilion and infrastructure program about to begin — this project is a true example of community-focused regeneration.

Overview

The objective was to revitalise an abandoned space into a fully functioning, high-quality facility that could serve local sports clubs and community groups. Long-term usability, accessibility, and quality were central to the brief.

With a 50-year lease in place, we took a long-term, phased approach to development — focusing first on foundational elements that would enable the site to function and serve its users. By front-loading investment into infrastructure and creating a master plan for future upgrades, we’ve laid the groundwork for a facility that will stand the test of time.

Challenge

The site had suffered from years of neglect and lacked any modern infrastructure. Delivering this project required significant upfront investment, phased planning, and careful management of long-term leasehold responsibilities. The scale of the works also demanded a clear vision and phased execution plan to ensure operational success.

Solution

We began by investing £2 million into essential groundwork improvements, including:

  • Professional-grade sports pitches
  • Storage infrastructure
  • Major land preparation and landscaping

The next phase is about to commence, which will include:

  • A fully surfaced car park
  • A new £1 million pavilion
  • Construction of an access road
